Cleanair UK is a specialist passive fire protection provider, delivering fire risk assessments, fire stopping and compartmentation, fire damper testing, and fire door inspections and remedials to commercial, industrial, residential and public sector buildings throughout the UK.
With regional teams based in Kent and Birmingham, we help responsible persons meet their legal fire safety obligations under one roof — assessed, installed, tested, and documented by a single accountable partner. In the last year, 279 fire-related fatalities occurred in the UK, making early action on building fire safety critical.
Passive fire protection in the UK sits within a well-defined legal and technical framework. Non-compliance across any of these areas can result in enforcement notices, invalidated insurance, and prosecution of the responsible person. Cleanair UK ensures every part of this framework is met, evidenced, and kept current.
Cleanair UK are not solicitors, and this page is intended as general guidance only. Building owners should seek their own legal advice on their specific compliance obligations.
Each of our services can be delivered independently or as part of a combined passive fire protection programme — giving you a single specialist partner across assessment, installation, testing, and remedial works:
A clear, current, legally compliant assessment determining what passive fire protection work is actually needed.
Installation and remediation of fire-rated seals and cavity barriers, restoring breached compartment lines.
Drop testing, inspection and remedial works within ductwork at BS 9999 required intervals with full compliance reporting.
Inspection against BS 8214 plus FSER 2022 quarterly and annual checks, paired with direct remedial and replacement works.
Cleanair UK records every fire risk assessment, fire stopping installation, fire damper test, fire door check and remedial action through Aurora, our dedicated passive fire compliance software:
Cleanair UK supports facilities managers, landlords, principal contractors and compliance teams across diverse premises:
Passive fire protection is the built-in system of fire-resisting walls, floors, doors, seals and dampers that contains fire and smoke within a building for a defined period, protecting escape routes and supporting fire service response — as distinct from active systems like alarms and sprinklers.
We provide fire risk assessments, fire stopping and compartmentation installation and remediation, fire damper testing and remedial works, and fire door inspections and remedials, delivered independently or as a combined programme.
BS 8214 recommends six-monthly professional inspections as good practice. For multi-occupied residential buildings in England with a storey over 11 metres, the Fire Safety (England) Regulations 2022 set a legal minimum of quarterly checks for fire doors in common parts, and annual checks (on a best endeavours basis) for flat entrance doors.
Yes. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for a building must ensure fire precautions — including passive fire protection measures — are properly assessed, maintained and, where necessary, remediated.
Aurora is Cleanair UK’s dedicated passive fire compliance software. It records every assessment, test and remedial action in real time, with a 24/7 client portal giving you live visibility of your compliance status across every site.

Have used Cleanair before to do our kitchen deep clean and were very impressed with their work so asked them to replace our duct for the kitchen extraction. Arrived on time, done the work quickly and efficiently which allowed our kitchen team to carry on with their prep work. I highly recommend them.
We got VIP treatment as a local business – all queries were answered professionally and the work itself was fast and clean – no mess left on site. A refreshing attitude! Thanks to the team!
A huge thank you to the staff at CleanAir UK who have done the most fantastic job cleaning our kitchen this year. They were prompt, polite, helpful, friendly and amazingly efficient. The kitchen is sparkling and we are thrilled with the results. We will definitely be asking them back next year…
Looking for companies for the cleaning and servicing of my kitchen canopy and ducts I found, via Google, overpriced local traders. I am so glad I looked on the BESA website and came across Clean Air Ltd. The lads you sent round were polite and did a good job. I was so confident in your pricing and work I recommended Clean Air to my church for their kitchen work. God Bless you all.
