Fire Door Inspection & Maintenance Service

Leading Fire Door Inspection & Maintenance Service

A consistent fire door inspection and maintenance schedule helps make sure your fire doors perform as intended, if the worst were to ever happen. They are a foundational component for the protection of life and property. UK regulations typically require regular checks for communal fire doors, often quarterly, along with annual inspections for flat entrances and multi-occupied residences. Consistent servicing is the primary way to make sure the door’s frame, seals, leaf and other hardware are all in sufficient condition to keep escape routes secure and compliant.

Regulatory Requirements for Inspection

For countless properties in the UK, responsible parties need to have regular inspections as a demonstration of due diligence under fire safety law. Quarterly checks of all communal fire doors in all buildings over 11m tall are typical, with annual checks being mandated. These are only a general guideline, though, and doors in higher-use areas or that are exposed to harsher environments may need more frequent inspections.

What Do We Do During An Inspection?

During each inspection, our accredited technicians will assess the condition of the door leaf for signs of stress, splits, cracks or warping. They’ll evaluate frame fixings and intumescent strip placement, verify that perimeter gaps meet the 3 to 4 millimetre tolerance, and make sure the smoke seals are still intact.

Additional checks of critical hardware verify that components like hinges, latches and closers all operate smoothly and within specification. Finally, we’ll double-check that the fire-door signage and glazed panels are inspected for the correct fitting and fire rating.

Record-Keeping and Certification

With each visit, we’ll issue a detailed report recording the date of the inspection, the locations of each door inspected, the pass/fail determination for each component, and any additional remedial work done. In the event of defects or repairs, the report details will include photos along with recommendations for the next inspection interval.
